What we handle

  • Hardship documentation. Letter, income, bank statements, and the servicer's own forms, checked for gaps before they go in.
  • Package submission. We help get a complete package to the right department and confirm receipt in writing.
  • Servicer follow-up. Regular status calls, BPO or appraisal scheduling, and escalation when a negotiator goes quiet.
  • Sale-date awareness. We track the foreclosure timeline alongside the short sale timeline so nothing is missed.

What we don't do

We don't list property, represent buyers, or give legal advice. When a situation needs an attorney, such as a bankruptcy question or a contested foreclosure, we'll tell you and your client directly.

Why timing matters: under federal mortgage servicing rules (Regulation X), when a servicer receives a complete loss mitigation application more than 37 days before a scheduled foreclosure sale, it generally must evaluate that application before proceeding with the sale. Rules and exceptions vary; your client's attorney can confirm how they apply.

Do I have to give up part of my commission?

No. We do not take a referral fee or any part of your commission, and we don't charge your seller.

How close to the sale date is too close?

Send the file as soon as there's a sale date, even if it's close. Timing affects what the servicer is required to do, so earlier is better, but we'll review any file you send.

Will you talk to my seller directly?

Only with your permission and usually with you on the call. You remain the point of contact for your client.

What do you need from me to start?

The property address, the mortgage servicer, the foreclosure sale date, and your contact information. If you have a signed contract or a hardship letter already, even better.
